Lakeview Golf Course Seeks Rezoning For Pro Shop

HARRISONBURG — The new owner of an iconic building in Mauzy is planning some changes to a 19-year-old business.
The Rockingham County Planning Commission will consider a request to rezone the Shoppes at Mauzy property during its meeting on Tuesday.
The main building on the 3-acre property, along U.S. 11 near Interstate 81’s Exit 257, was used as a stagecoach inn during the 1800s, according to county documents.
The Shoppes at Mauzy, which has operated out of the building since 1999, is an antique and general store. County documents say the new ownership, listed on the application as Wade Hughes LLC, will operate a similar business “with a few added things.”
The current owners, John and Sylvia Crumpacker, are retiring, according to the shop’s Facebook page, and the new owner is planning “some wonderful new things as well as a coffee shop,” the post says. The store will close in mid-to late October, according to the Facebook page.
The property is zoned for agriculture and the business is operating under a special- use permit. The request is to rezone the property to general business and prohibit a fast food restaurant, gas station and bank.
The Virginia Department of Transportation indicated in county documents that the proposal would not have significant traffic impact. VDOT says an unpaved entrance must be eliminated and all access should come from a paved entrance.
County staff recommends approval of the proposal, saying it is a “reasonable” expansion of the business and uses existing historic structures.
Pro Shop
The commission also will consider a rezoning request for Lakeview Golf Course to expand its pro shop. The Board of Supervisors approved a rezoning for the shop off Shen Lake Drive in 2013.
The shop expansion wouldn’t meet county-required setbacks from zoning lines, so Lakeview must rezone a 1.6-acre portion of a 127 acre property from agriculture to business use. County staff recommends approval of the proposals.
The Planning Commission meets at 6: 30 p. m. Tuesday at the County Administration Center, 20 E. Gay St., Harrisonburg.
